HELOCCalcTools offers free calculators for home equity lines of credit, home equity loans and the equity you have available to borrow, all built on the standard financial formulas lenders use.
The site is independently operated. The tools exist to show the real cost of borrowing against your home: the interest-only draw payment, the larger repayment payment, and how much of your equity a lender will actually lend against. There are no sign-ups and nothing you type is stored.
A HELOC or home equity loan is secured by your home. If you fall behind on payments, the lender can foreclose, the same as with a first mortgage. That risk does not show up in a monthly-payment estimate, so weigh it before you borrow, not after.
Where it helps, we reference guidance from the Consumer Financial Protection Bureau and the Federal Reserve, which publishes the prime rate that most variable HELOC rates track. Rate figures we publish are dated and sourced; see the 2026 HELOC Rate and Limit Reference for the current averages and where they come from.
All results are estimates for informational purposes only and are not a loan offer or financial advice. Terms, fees and rate caps vary by lender, so compare offers from more than one and confirm the details with a qualified lender or financial professional before you sign anything.
Curious how we source the rate figures or who writes the guides here? See the editorial standards page for sourcing and corrections, and the authors page for who's behind the writing.
