Each tool on this site runs a standard formula, either the interest-only draw-period calculation or the full loan amortization formula, on the numbers you type in. The output is a planning estimate, not a quote, a preapproval, or a loan offer of any kind from us or from anyone else.
We build every calculator carefully and check it against hand-worked examples, but rates, fees and lender rules change, and we cannot promise any figure here matches what a specific lender will actually offer you. Confirm real terms directly with the lender before you sign anything.
